Do I need a fire risk assessment?

Fire risk assessments are a requirement for the following types of property:

  • New residential developments

  • HMO rentals

  • Commercial properties

  • Non-commercial public properties

What is a fire risk assessment?

A fire risk assessment is an evaluation of a properties risk to fire and mitigation strategies concerning fire. The property is checked for: fire hazards, compliance with fire regulations, effectiveness of fire barriers, escape routes, signage and fire safety systems. It includes a systematic review of plans for evacuation in the event of a fire.  

The assessment is thorough and is not a tick box exercise. It will ensure that plans are practical, with consideration to vulnerable people. Guidance will be provided for recommended actions to ensure that the property is legally compliant and safe. Following the assessment, a detailed report will be provided with practical and proportionate recommendations.

Documentation

The following documentation is required to be fire safe, though not all of this is required prior to an assessment:

  • Fire risk assessment report

  • Fire safety policy

  • Records of fire drills and training

  • Maintenance logs for fire alarms, extinguishers, lighting

Timing of assessment

Fire risk assessments should be undertaken annually. In most cases, these can be carried out during business hours with minimal disruption to operations. Site visits will vary depending on the property or use type. Please get in contact for more information. 

Legislation

An up to date fire risk assessment is a legal requirement under Regulatory Reform (Fire Safety) Order 2005.
